Before the listing begins
Decisions worth settling in advance.
Most divorce listing disputes are predictable — and most are preventable with a short list of terms agreed before marketing starts.
Signing authority
Who must execute the listing agreement and any amendments.
Pricing methodology
How the list price is set and documented, and by whom it is approved.
Reduction schedule
Pre-agreed adjustments so pricing isn't renegotiated monthly.
Repair authority
Scope, funding and who authorizes work on the property.
Access & showings
Notice periods, permitted windows and access method.
Offer protocol
How offers are presented, to whom, and within what response window.
Common questions
Working with a Master CDRE®: questions from counsel
Educational information only. Nothing here is legal, tax, mortgage or financial advice.
What does a CDRE® provide to family law counsel?
A documented value range, condition and repair analysis, a written marketing and pricing plan, price-adjustment schedules, showing and access protocols, offer summaries and status reporting to both sides simultaneously.
Will you communicate through counsel?
Yes. Communication protocols are set at the start, including who is copied, how updates are delivered and how disputes are escalated.
Do you provide expert testimony or appraisals?
Dennis is a licensed real estate salesperson and Master CDRE®, not a licensed appraiser. Any testimony, certification or expert engagement is scoped in advance with counsel.
How early should a CDRE® be involved?
Earlier is generally simpler. Involving property expertise before positions harden about price, repairs or occupancy avoids negotiating twice over the same facts.
Next step
The Divorce Is Complicated Enough.
The Real Estate Process Doesn't Have to Be.
When the marital home becomes part of a divorce, the goal isn't to create another fight. It's to create a clear, professional process for evaluating, preparing, marketing and selling the property.
One Home. Two Futures. One Clear Process.
